Sewer back up is coverage for water that comes up through your pipes causing damage, it is generally “dirty water”. Above ground water is ground water enters your home suddenly and accidentally through basement walls, foundation or floors.

No home insurance does not cover mold as it is something that happens overtime. Insurance covers damage cause by sudden actions that are insured like fire from a lighting strike or water from a burst pipe.

Insurance policies are not maintenance policies, they will not coverage upgrades on your property.

Home insurance is based on the rebuild cost of your home as it is today. It is not based on the sale price or mortgage you hold on your property. the rebuild cost takes into account your square footage, the building material used, any upgrades that you have, the age of the home, surrounding areas, cost of building supplies and labour.

Insurance companies are able to complete a soft credit check and they receive a number back that determines if you are eligible for a credit discount. They do not receive any personal information form this check and this check does not affect your credit score.

This would be the liability portion of your policy. Liability means you could be “liable” or responsible for actions (or non actions)on your part that led to damages occurring, this could be property damage or bodily injury.

Tenants insurance covers you for your personal property (clothes, electronics, kitchenware, furniture etc.), additional living expenses (if you need to vacate your property due to a claim, the cost to do this), liability coverage (in case of a lawsuit where you are liable for the damages and additional coverage that can be added e.g. sewer back up, overland water and increased coverage on jewelry.

Personal condo insurance covers your personal property (clothes, electronics, kitchenware, furniture etc.), additional living expenses (if you need to vacate your property due to a claim, the cost to do this), liability coverage (in case of a lawsuit where you are liable for the damages and additional coverage that can be added e.g. sewer back up, overland water and increased coverage on jewelry. It also covers improvement and betterments completed within your unit. Loss assessment coverage is also included; this is when you share in the responsibility with other condo owners for the condo building and common areas so if there is a special assessment (an added fee that is on top of your monthly condo fees) levied on your condo building due to an insured peril and the damage it will be split between condo owners.

Condo building insurance carried by the condo corporation covers damage to the building and the common areas such as hallways, stairs, roofs, pools, meeting rooms, garages driveways as well as the liability.
